Privacy Policy

Overview

CMADraft is a comp analysis tool for licensed real estate professionals. This policy explains what information we collect when you use CMADraft, what we do not collect, and how your data is handled. We wrote this in plain English on purpose — if something is unclear, email us at privacy@cmadraft.com.

What we do not collect

This is the most important section for MLS compliance purposes:

  • Raw MLS exports or CSV files you upload — these are processed in memory and discarded immediately after each analysis.
  • Listing records, sold prices, property details, or any MLS data fields from your export.
  • Comp reports — these are stored only in your browser's local storage on your device, not on our servers.
  • Any data that would violate your MLS data agreement.

What we do collect

Account information

When you sign up, we collect your name and email address through Clerk, our authentication provider. Clerk handles secure storage and login. See Clerk's privacy policy.

Payment information

Billing is handled entirely by Stripe. We do not store credit card numbers or payment details. See Stripe's privacy policy.

Usage data

We track how many comp reports you've run each month to enforce plan limits. This is a count only — no listing data or report content is stored.

Subject property addresses

When you run a comp analysis, we geocode the subject property address (convert it to lat/lng coordinates) using Google Maps. The address is stored in association with your usage record so we can maintain your report history index. No MLS listing data, comp addresses, sold prices, or CSV content is stored alongside it.

Settings and preferences

Your scoring weights, brokerage name, agent name, AI tone preference, and uploaded logo are stored so they persist between sessions. This is operational data only.

How your data is used

  • To authenticate your account and maintain your session
  • To enforce monthly usage limits based on your plan
  • To process payments and manage your subscription
  • To geocode subject property addresses for comp analysis
  • To save your preferences so you don't have to re-enter them
  • To detect abuse or fraudulent use of the service

We do not sell your data. We do not use your data for advertising. We do not share your data with third parties except as required to operate the service (Clerk, Stripe, Google Maps, OpenAI for AI narrative generation).

AI narrative generation

When you generate a CMA narrative, the subject property details and the comp data you selected are sent to OpenAI's API to produce the draft text. This data is transmitted to OpenAI for processing and is subject to OpenAI's privacy policy. We use the API in a way that opts out of training data use per OpenAI's API data usage policies. Do not submit sensitive personal client information in the subject property fields.

Report storage and local data

Comp reports — including comp addresses, sold prices, scores, and the AI narrative — are stored exclusively in your browser's local storage on your device. This data is not transmitted to or stored on CMADraft's servers. It is accessible only on the device and browser where you ran the analysis. Clearing your browser data will remove it permanently.

Data retention

Account and usage data is retained while your account is active. If you delete your account, your data is removed from our systems within 30 days. Payment records are retained by Stripe per their policies and legal requirements. Local report data is controlled entirely by you — we have no access to it and cannot retrieve or delete it on your behalf.

Cookies and tracking

We use cookies only as required for authentication (session management via Clerk) and to remember your theme preference. We do not use advertising cookies, third-party tracking pixels, or analytics services that profile individual users.

Your rights

You can:

  • Access or export your account data by contacting us
  • Delete your account and associated data at any time
  • Clear your local report history by clearing your browser's local storage
  • Request a copy of what we hold about you

Changes to this policy

If we make material changes to this policy, we will update the date at the top and, where appropriate, notify you by email. Continued use of CMADraft after changes are posted constitutes acceptance of the updated policy.
